Community Fee Schedule

Savannah Lakes Village is an established financially stable member-owned community. Member-owned amenities include the recreation center, Tara Clubhouse, Tara Golf Course, Monticello Clubhouse, Monticello Golf Course, boat docks, and all other common properties. 

Basic Fees

 
Monthly dues and the SCRUT tax are paid by all SLV property owners:

Monthly Dues: $79.50 per month per homesite
The monthly dues for our community is $79.50 monthly if paid by bank draft. Monthly dues are paid directly to the Property Owners Association and is used for the maintenance of common properties and general operating expenses. In accordance to the community's governing documents, the member elected board of directors has the authority to increase the price of monthly dues a maximum of 5% in any given year.

SCRUT Tax
As part of the development plan for SLV, the State of South Carolina provided twenty million dollars in financing for the construction of the road system and the water and sewer lines. These advances were made beginning in 1990, with the last one being made in 2001. Each advance was secured by a 30-year note that bears interest at a floating rate determined annually by the state based on its average rate of return on similar investments. As provided in the Master Plan, property owners are required to repay this obligation at the current rate of $360.00 per year per lot plus an administrative fee of $12.00 per year. This repayment is collected as a separate line item on your property tax bill. McCormick County collects the SCRUT and forwards these funds to the State of South Carolina net of the administrative fee. This tax is enforceable under the same South Carolina statues as property taxes. It is estimated that the loan should be repaid between 2015 and 2020. The applicability of this tax as a deduction for IRS purposes should be discussed with your tax advisor.

User Rates

 
SLV property owners have membership credentials at all community amenities without any initiation fees. The following fees provide the daily usage rates along with additional payment options for frequent users of the recreation center and golf courses. These additional options provide unlimited usage of the facility during the period covered. Any annual usage fee for golf and the Activity Center can be also paid on a monthly basis with an agreement for the year. These monthly options are also included in the fee schedules below. If you choose to pay on a monthly basis, you must also be signed up for a member charge account. Savannah Lakes Village does not charge monthly minimums at our clubs.
